The Best Time to List Your Home for Seasonal Buyers

We all watch the license plates slowly change as the weather cools off. It happens every year. One moment Florida plates are the majority, and then they’re not. New York, Maine, Canada, Massachusetts -- they come down to the Naples area from everywhere its cold. While some are visiting, many want to own a home down here. They may winter here for many years or they may be ready to make Florida their year-round home but they don’t want to rent forever.

What sellers often want to know is “When’s the best time to sell in season?” Here’s the answer.

Early Season Anxiety

Early in the season, around October and November, buyers are anxious to make offers on properties. They may have been looking since the summer or even last year, but now they’re ready to buy. Buying now gives them time to use their new property for the upcoming season. These buyers are ready to make offers, and they want homes they can easily move into without a lot of extra work. 

Turnkey or furnished homes can do well right now. Letting a ready buyer know that they can easily and quickly move in and enjoy their winter in Naples can be a great selling point. Even if you’re selling it vacant, the less work they need to do, the better. Renovated older homes or newer, well-kept homes can catch the eye of this eager buyer.

Mid-Season Slow Down

Once January and February arrive, seasonal homeowners and tenants are just getting settled for the season. They’re hanging out with friends they haven’t seen all summer. You’ll find them at happy hours, art shows, and enjoying the beautiful winter weather. At the same time, tenants who are planning to purchase for the next season are taking their time since they’re all set in their rental for right now. 

Yes, these future buyers look around, but they take their time making offers. They don’t have that anxious feeling, and they’ll hold out for the perfect home. Now is a great time to get your home ready. If it’s a little outdated, plan renovations. You’ve got time to make your home shine before you put it on the market.

End of Season Reality

Once we get closer to March and April, reality begins to set in. The season is nearly over, and if they want to own a piece of Naples for next year, now is the time to start looking. This is also when current tenants get a notice asking if they would like to exercise their right of first refusal and renew their seasonal lease for next year. Now they’re faced with the choice of leasing again or buying. 

At this point many people are more eager to pull the trigger and buy instead of renewing their leases for next year. This is why we usually see lots of offers coming in during March and April and closings in May. If you’ve done the work in January and February to get your home ready, you might be the one at the closing table at the end of the season.
