Home trends as well as the needs and wants of buyers change over time. What’s old is new again, and what’s new is...not. While you can’t change your home based on every new fad or desire, it’s good to know what buyers are looking for before you list your home. When you’re ready to put your home on the market or you think you might, knowing what buyers are looking for in the Naples area can and should steer some of your remodeling and upgrade decisions.

In our market we have tons of new construction. This means buyers can often get exactly what they want. To compete with that, your home should be move in ready and offer at least some of the things buyers love.

What Buyers Want

Buyers I’ve worked with in the past and more recently love the coastal feel of a home. This is Naples, after all, and even if they can’t live directly on the water, they want to feel like they do. They’re looking for clean lines and bright kitchens. This should come as no surprise. The kitchen is the centerpiece of almost any home. The more open, inviting, and updated it is, the easier it attracts buyers. 

Buyers are also going back to earth tones in their color preferences. It’s a more organic, natural feel that’s also a neutral tone. Bright walls and strange colors might be fun for your personal style or a child’s bedroom, but when it’s time to sell your home, it’s also time for a new coat of paint.

What Buyers Don’t Want

Whether we like it or not, sometimes our homes won’t fit a buyer’s tastes. That doesn’t mean there’s not a buyer out there for your home. But it does mean you’ll have to work a little harder to get their attention. Right now, the Mediterranean style is considered outdated by a majority of buyers, even if it’s in perfect condition. Buyers don’t want anymore arches, faux-finished walls, and anything that else that takes away from neutral tones and clean lines.

Overall, buyers want a home that’s not too outdated but also not too contemporary. It should have more of a transitional feel. Buyers want homes that strike a balance between modern and upgraded with warm and easy to live in. If you’re considering a remodel or upgrade, keep this in mind. If you go too over-the-top with a modern feel, it’ll be too much and push buyers away. But if you go too earthy, buyers might perceive your home as too old or outdated. Either way, your home will sit on the market forever.

The more work you do on a property before you list it, the quicker it will sell. But it has to be the right type of work. As much as you’re able to, keep potential and future buyers in mind as you upgrade and remodel your home. When you’re ready to list, turn your home into a place a buyer can picture themselves living in. This may be drastically different than the home you live in, but in order to sell for the best price in the least amount of time, that’s what it’s going to take.
