The Naples market is truly unique. Sure, many buyers come to Southwest Florida for the sunshine but everyone has a different idea of the lifestyle they want to have when they move here. A good agent knows how to attract the right buyer for your home. 

Some things are easy to figure out. The boating communities usually attract someone that likes to fish, boat, and have fun in the waves. Golf communities, especially with mandatory memberships, will only be attractive to the avid golf enthusiast. Gated communities often appeal to buyers looking for sense of security. Condos tend to be attractive to anyone looking for the turnkey set up. 

But that’s not all. There are tons of homes in gated communities. The right listing agent will know what makes your home special and which buyers it should be marketed to. 

Floor Plan

An open floor plan, usually with a centrally located kitchen and a lot of outdoor space, attracts people that like to entertain a lot. They look for a home that gives them enough space for their parties. These buyers worry less about bedrooms or closet space and more about the functionality of the living spaces.

A more traditional set up will be attractive to a buyer who plans to have visitors who are usually of different generations. The right home lets all the cousins and the younger crowd gather in one area, while another room is occupied by adults. A split floor plan with a private master suite works perfectly for them. 

Value vs. the View

Most full-time residents in Naples will sacrifice a beautiful view to get a better value. Not that we don’t like to have the perfect sunset or the most tranquil lake view. But when every day life happens, and we’re rushing from one activity to the other, these things become less important. The overall value and price of a home take priority. 

But part-time residents are buying the view, the life, and the vacation. They know they’re only going to be here for a short time. While they’re in the area, they want the entire Naples package, including gorgeous sunsets and views of the water.

Figuring Out What Buyers Want

Knowing the unique characteristics of each home and what type of buyers will be attracted to them can make or break the sale. Our first questions when interviewing a buyer are: “What do you like to do? Do you entertain a lot? Will you have many visitors that will stop by your place?
Do you like to get involved in organized activities or are you more of a homebody?”

When we list a home, our main questions are about the sellers' lifestyle they had in their current home. Certain properties have specific characteristics that tend to attract similar buyers. Knowing why current owners purchased a particular property is often essential to the way it needs to be marketed and the type of buyers that will be attracted to it.

Marketing a Naples home is more than a few pretty pictures and some online listings. It requires understanding the value a property provides to a buyer beyond the financial side. When an agent knows what kind of life a home can provide, then we can match that home with the right buyer.
